Global law firm commits to 15-year lease at Three Chamberlain Square as building becomes fully let
Global law firm Eversheds Sutherland will relocate its Birmingham office to Paradise in 2027, taking space at Three Chamberlain Square and becoming the latest major occupier at the city centre development.
The firm is moving from Colmore Row and has agreed a 15-year lease on two floors at Three Chamberlain Square, described as Birmingham’s most sustainable commercial office building. Its Birmingham workforce of more than 500 will join existing occupiers including CBRE, EY and Forvis Mazars.
With the addition of Eversheds Sutherland, the building is now fully let just over six months after completion.
Long-standing Birmingham presence
Eversheds Sutherland has operated in Birmingham for more than a century and today has more than 70 offices across over 30 countries. The firm advises international clients across a full range of legal services.
Emma King, Senior Office Partner in Birmingham, said:
“As a global firm that has had a local presence in Birmingham for over a hundred years, we’re immensely proud to be taking a new space in the city for our people and clients that will deliver everything we’re looking for – a net zero carbon future, a flexible and efficient work space to support modern hybrid working, good transport links, and a real destination for our people, clients and visitors.”
Sustainability credentials
The move strengthens Paradise’s position as a leading low-carbon commercial destination. Three Chamberlain Square holds a range of environmental and performance accreditations, including BREEAM Outstanding, NABERS 5* and Active and Wired Score Platinum.
The building forms part of the wider Paradise estate, being delivered by MEPC, the specialist development arm of Federated Hermes. The development places a strong emphasis on low-energy design, operational efficiency and long-term sustainability for occupiers.
Ross Fittall, Commercial Development Director at MEPC, said:
“Attracting another major international occupier like Eversheds Sutherland, alongside more than 50 other successful office occupiers who call the estate home, is a huge vote of confidence in both the approach to and delivery of the estate with its cutting-edge design and highly sustainable approach.
“This move also proves the appeal of Three Chamberlain Square as the most sustainable commercial building in the city and region. It’s a striking building and interfaces wonderfully with the historic Town Hall and new public realm outside the front door and its design fulfils the aims of organisations looking for a step change in sustainability, amenity and carbon footprint for the benefit of its people. But the building is also a recognisable landmark in the heart of the city that occupiers are proud to call home.”
About the building and estate
The ten-storey, 189,000 sq ft building was designed by Feilden Clegg Bradley Studios and constructed by Sir Robert McAlpine. It sits within the Paradise redevelopment in Birmingham city centre.
Paradise is being delivered through Paradise Circus Limited Partnership, a public-private joint venture with Birmingham City Council. Private sector funding is managed by Federated Hermes Private Markets, in partnership with CPP Investments on the first phase of the scheme and One Centenary Way.
The estate is located within Birmingham’s city centre Enterprise Zone and has already benefited from significant infrastructure and enabling works.
Eversheds Sutherland’s decision to relocate to Paradise reflects the continued demand for high-quality, sustainable office space in Birmingham city centre, with Three Chamberlain Square now fully occupied shortly after completion.
